Changing the way we market properties

 

The real estate market evolves rapidly, as agents we’re early adopters of new technology. I can’t imagine living with out my smartphone, it provides me with access to email and listing information on the go and guides us to our destination. It is no doubt that the internet has revolutionized the way consumers search for properties, and now with iPads and smart phones buyers are looking at homes on their couch and in the car. Print ads have been replaced with online syndication, and property information is readily available to the masses. Real estate sales is still about building relationships with a trusted advisor, the expertise of a professional Realtor is more valuable than ever. With all the technology comes quicker response times and more transparent transactions.

It is so important to properly stage a home, use professional photography and show your home at its best from day 1. This has been the standard since I got into the business. Two years ago we started implementing aerial photos into our listings to provide a unique viewpoint. Doing so allows us to showcase attributes of a property that you would otherwise not be able to grasp from a photo taken from the ground, such as size of lot, surroundings, and waterfront features. We’ve been working to perfect aerial videos, and are now able to syndicate them through the MLS system so that they go out to all of the websites similar to slideshows.

Now we’re looking to go one step further, imagine an HD Google Street View of the interior of a home. Soon buyers around the globe will be able to virtually walk through properties, get a feel for the layout and explore rooms from each angle. We would like to apply Matterport technology for our new construction listings, that way when the home is sold we will still be able to market the property. Potential clients whom are interested in building will be able to do a virtual showing right from their computer. Matterport has plans in the future which will allow users to move furniture and make changes to finishes within the virtual space. Relocation buyers will be able to view properties from anywhere, and share access with anyone with a computer.
